Entertainment district development
Economic, fiscal, and employment impact analysis
In response to the poor retail performance of the downtown area and the lack of retail and entertainment, Kansas City began negotiations with The Cordish Company to redevelop seven downtown blocks into an urban entertainment and retail attraction. The City worked to create a unified district to join disconnected business districts together, creating a larger, synergistic hub of daytime, nighttime, and weekend activity.
Johnson Consulting analyzed the proposed project, and undertook the following key tasks:
Developed projections of the proposed project’s future performance.
Estimated the new spending and fiscal impact of the project in Missouri.
Estimated the direct spending impacts of the project in Missouri, including the spending on the redevelopment of the project.
Estimated the indirect and induced economic and employment impacts of the project, using the IMPLAN input-output model for the State of Missouri.
Estimated the fiscal impacts of the project, including sales, income, property, and hotel taxes.
